Sellers of Orange County’s pricier homes have pulled back a bit on their discounting, according to one analysis.

HousingTracker.net follows the Orange County market by an interesting metric: the 25th and 75th percentiles of asking prices listed in brokers’ MLS system. Or in simple words: this website follows a median of the top and bottom of the market, by price.

For December, HousingTracker shows:

  • At the Orange County high-end, the 75th percentile price was $616,750. That is down 1.85% in a month — 6th consecutive cut. It’s also down 4.9% in a year — the 21th straight year-to-year cut.
  • But, looking at the silver lining, 4.9% is the smallest year-over-year discounting we’ve seen since this discounting streak started in April 2010.
  • Look at it in dollars, though: This benchmark for high-end selling fell $31,500 in 2011.
  • In the more affordable end of the Orange County spectrum, the 25th percentile price was $278,450. That’s down 0.99% in a month, the 5th drop in a row. It’s also down 6.6% in a year (13th straight dip.) In dollars? A $19,500 discount in a year.
  • Using HousingTracker data, we see these pricing trends mean that the Orange County gap between top and bottom grew. The 75th percentile for December ran 121.5% more expensive that the 25th percentile vs. 117.5% a year ago and a 134.5% average during the past four years.
